Job Summary
Responsible for maintaining mechanical, electrical, plumbing, and related systems within On-Campus Housing. Assists leadership and performs independent and high-level complex maintenance work including detection and correction of mechanical failures.
Responsibilities
KEY RESPONSIBILITIES:
1. Assists in training and monitoring daily work activity of assigned staff
2. Assists in assigning work orders to staff and follows up to ensure work is completed properly and in a timely manner
3. Performs and inspects independent and high level complexity maintenance work including detection and correction of mechanical failures
4. Performs and inspects maintenance work requests for residents including, but not limited mechanical, plumbing repairs, appliances repairs, HVAC repairs, electrical repairs, and carpentry repairs
5. Supervises and assists on-site contractors and vendors
6. Responds to emergency plumbing calls such as clogged drains, broken water lines and frozen pipes, evaluating the situation, giving support to facilities leaders
7. Investigates and responds to all emergency calls as needed
8. Assists in implementing planned preventative and corrective maintenance programs
9. Assists in maintaining and updating inventories and other supplies as needed
10. Assists in all aspects of residence hall TURN process
Required Qualifications
Educational Requirements
High school diploma or equivalent
Other Required Qualifications
Current, valid and unrestricted Georgia driver's license
HVAC/EPA Refrigeration Certification
Required Experience
Five (5) years related work experience and two (2) years of supervisory or lead work experience
Preferred Qualifications
Preferred Experience
Operate heavy machinery and electrical equipment
Operate and work in extreme temperatures and heights including aerial lifts and ladders.
Housing maintenance experience is preferred.
Knowledge, Skills, & Abilities
ABILITIES
Able to understand and comply with building codes, electrical codes, fire codes, plumbing codes and other technical standards and specifications is required
Able to use and understand all meters and test equipment related to HVAC maintenance
Able to serve in a 24/7 on-call capacity for emergency situations and carry an on-call cell phone
Able to work with residents and staff of diversified backgrounds with a positive, optimistic and solutions orientated attitude
Able to handle multiple tasks, projects and timelines such as mass replacements of thermostats, lighting, appliances, etc.
Ability to adapt to changing work environments
Ability to get along with others and work as part of a team
Ability to perform repairs and maintenance on equipment following technical manuals and diagnostic procedures
Able to handle multiple tasks or projects at one time meeting assigned deadlines
KNOWLEDGE
Knowledge of all aspects of HVAC Maintenance
Knowledge of appropriate safety standards
SKILLS
Leadership skills that reflect a team approach, demonstrate integrity, efficiency, and the ability to deliver high quality service
Excellent interpersonal, initiative, teamwork, problem solving, independent judgment, organization, communication (verbal and written), time management, project management and presentation skills
Basic knowledge of computer applications and programs associated with the position (i.e. Microsoft Office suite)
Strong attention to detail and follow up skills
Strong customer service skills and phone and e-mail etiquette
