Job Summary
The Harvard Allston Land Company (HALC) seeks an experienced Project Manager to focus on the coordination and management of development of projects within the company's portfolio.
HALC is a subsidiary of the University and is currently overseeing the planning and development for the University's Enterprise Research Campus (ERC) in Allston. The vision for the ERC is to become a center for innovation, collaboration, and entrepreneurship, bringing together partners from across Greater Boston and beyond. The initial focus is to develop 14 acres of the ERC, which will include new infrastructure, streets, open space, mixed-use development of office and lab space, residential units and a hotel and conference center. This initial phase is being undertaken with a private developer partner under long-term ground leases. There is additional development potential on land outside the 14 acres, currently part of a planning study led by the Boston Planning and Development Agency (BPDA).
Under the supervision of the Director of Real Estate, the successful candidate will provide management and coordination and will assist in all aspects of the development process including financial analysis, contractual negotiation, site planning, design review, and permitting.
Position DescriptionKey Responsibilities include the following:
- Assist in real estate and deal negotiations with development partners on documents such as development agreements, easement agreements, ground leases, and other ancillary legal documents.
- Assist with financial modeling and analysis to evaluate the economic viability of proposed scenarios using ROC calculations, NPV, IRR metrics.
- Assist with strategic analysis of future development options, potentially including preparation and drafting of RFPs, coordination and management of the RFP and selection process.
- Support broader HALC leadership, including the Managing Director of Planning and Design Implementation and the Director of Infrastructure to manage and coordinate the implementation of all aspects of third-party development projects.
- Coordinate closely with other HALC Project Managers to ensure alignment across disciplines, including assisting with planning and design, public approvals, and construction documentation.
- Manage internal and monitor external project schedules as well as develop, track, and report performance metrics for projects.
- Coordinate, collaborate, and team with colleagues at the University responsible for project management, real estate, planning, transportation, legal, permitting, sustainability, and public affairs that contribute to different components of the project.
- Initiate, oversee, and participate in the development and presentation of communication materials for internal and external audiences, including written reports, visual media, verbal presentations, written analyses and memos.
- Manage external service providers, potentially including, real estate experts, planners, designers, engineers, and other consultants, with a focus on direction, progress, budget, schedule, and quality. Monitor and assist with tracking physical planning, design, and sustainability goals through the established design review process.
- Work with the HALC team to develop and implement internal processes, guidelines, and standards to ensure project implementation efforts align with the University's established missions, objectives, and strategic plans, as well as regulatory requirements.
- Attend, participate, and be prepared to report on project related meetings, including drafting agendas and preparing meeting minutes.
- Establish and maintain productive and collaborative working relationships with internal and external committees, consultants, and the community.
- Provide mentorship to staff planners and administrative support.
Candidates MUST meet the following basic qualifications to be considered for this role:
- Bachelor's degree in real estate, architecture, urban design, urban planning, law or related field required.
- Minimum of 7 years' experience in a related field, advanced education may count towards years of experience.
- Graduate degree in real estate, architecture, urban design/planning or related field a plus
- Strong understanding of real estate finance
- Experience in real estate economics, physical planning and design, multi-modal transportation, zoning/policy analysis, and district-scale sustainability a plus.
- Strong analytical, written, verbal, and graphic communication skills.
- Previous work on large-scale, multi-phase projects.
- Experience with state and municipal entitlement and permitting processes.
- Unwavering attention to detail.
- Excellent organizational, project management, and creative problem-solving skills and the ability to meet deadlines while working on multiple projects.
- Excellent interpersonal skills, self-driven, proactive, and able to work independently while thriving in a collaborative team environment.
- Ability to manage multi-disciplinary projects & facilitate solutions.
- Excellent MS Office and Adobe Suite
This position has a 3-month orientation and review period.
