Position Description
The Planning, Design and Construction Office has an opening for a dedicated, resourceful, and enthusiastic Construction Manager to join our Project Management Team that is responsible for planning, design, construction, and turnover of projects at Harvard Medical School. The Construction Manager (CM) position is a vital position in the execution of HMS's $300 million rolling 5-year capital plan and annual Campus Renewal program of ~$4 million through the delivery of projects. Reporting to the Senior Construction Manager and the support of the Director, the CM will oversee and control key aspects of the project during preconstruction, construction, closeout, and turnover. The CM will collaborate with stakeholders to ensure the project meets the desired goals, standards, and requirements. The CM will partner with Project Managers (PM) throughout the life cycle of the project. This position is heavily weighted towards on-site construction administration and observations during construction phase activities. Work hours parallel those of construction trade partners and at times require off-hours and weekend work. This position is not eligible for hybrid or remote work.
Preconstruction/Project Start - Escort consultants to area of proposed construction and review existing conditions and services. Performs pre-bid walk-thru. Manage all surveys to record the condition of existing conditions and equipment. Note emergency panels and emergency power circuits or assist vendors with same. Notify surrounding occupants of disruption (foot traffic, outages, noise, vibration, dust, etc.) and steps to be taken to minimize. Manage existing condition survey of items to remain to avoid later disagreements. Record asset numbers of all equipment in the space to be renovated. Use asset deletion forms to notify Facilities of removal.
Manage space surveys with EH&S Staff to confirm all hazards have been removed. Confirm radiation stickers have been removed. Manage fume hood decontamination efforts. Schedule movers if space is occupied. Coordinate storage of any furniture or equipment. Schedule shutdowns. Fire Alarm, CHW, RO, HHW, HW, CW, FS, AHU's, electric panels / gear, etc. Determines affected areas and manages communications with appropriate stakeholders. Verify services are back on at completion of work. Confirm contractor lock out any electric circuits to be kept 'in service' during renovation. Coordinate hazardous material testing survey. Manages on-site abatement contractor performance and insures compliance of all University and government regulations are met. Coordinate Pre-Demo Balancing report/condition of existing systems. Coordinate with lock shop for installation of cores and keys.
Construction - Monitor all aspects of construction activities, including safety, work practices, conformance to plans and abatement. Monitor contractor project controls including noise, dust, vibration monitors, etc. Assist contractor with scheduling and following loading dock use. Meet with contractors on a regular basis to monitor schedule, safety procedures, means and methods of construction, changes in the work, safety signage, etc. Approve/assist contractor with material storage locations. Verify materials delivered meet specifications. Approve methods of trash removal, dumpster location routes of travel, hours, etc. Schedule Harvard police details (for crane work, overhead work, pedestrian safety, vehicles, etc.). Arrange vendor access with Security.
Determines affected work area utilities and services are operational with facilities upon completion of work. Contributes or performs the communication plan, occupant notifications, and coordination of construction activities. Arrange times to enter user space if required to complete work. Notify occupants of 'noisy work' times. Manages on-site scheduling and performance of low voltage vendors, security, controls, AV, etc.
Basic Qualifications
Experience within a University / Academic or other large, diverse institutional setting preferred.
Demonstrated ability to execute all aspects of construction administration for major projects. Strong interpersonal skills are essential to engage with project managers, clients, and vendors.
Demonstrated experience and ability to make decisions, take initiative, excellent organizational skills, demonstrated written/verbal communication skills, demonstrated ability to follow through on multiple tasks and meet deadlines.
Proven ability to remain calm and focused during emergencies.
Strong knowledge of wet lab construction highly preferred. Experience with lab building construction and renovations in both new and aged facilities requiring coordination of utility and or structural impacts to occupied research facilities. Knowledge and experience of industry-standard/leading project management practices and delivery methods, including traditional design bid build (DBB), CM at Risk (CMR with GMP), and Design Build (D/B), with the proven ability to tailor these processes to fit specific situations. Demonstrated ability to understand and maintain project budgets and schedules, as well as plan and manage projects to achieve deadlines and objectives. Specific experience regarding construction-related contract administration and project risk management skills.
Candidate shall possess a strong knowledge of the various construction and design phases including preconstruction, schematic design, design development, construction document, construction administration, and turnover. Candidate shall understand construction phase buyout and procurement in support of meeting project budgets and schedules. Ability to manage multiple projects of varying sizes simultaneously. Thorough knowledge of building codes and design practices, and all phases of construction. Familiarity with A/V, MEP, HVAC, FA/FP, lighting, and control systems. Excellent interpersonal skills. Must have the ability to quickly establish and maintain a solid working relationship with a variety of customers and constituents, including senior administration and faculty, as well as technical and operations staff. Strong problem solving and decision-making skills. Proven ability to manage and resolve issues, under a variety of circumstances and urgency, with insight, diplomacy, and sensitivity, as well as coordinate and direct a multidisciplined team which includes managers and peers independently and effectively. Familiarity with architectural, engineering, design, and construction best practices.
Working knowledge of standard office and construction industry computer software (e.g., Microsoft Outlook, Teams, Excel, Word, PowerPoint, Microsoft Project, Blue Beam, Procore, AutoCAD, etc.). Must be able to climb stairs and ladders.

Basic Qualifications
- Ten or more years of experience, preferably as a construction superintendent in a field construction environment with specific knowledge of major renovations and lab construction.
- BS Degree in engineering or related building construction field.
- Massachusetts State Construction Supervisor and or Boston ABC Supervisor's License required.
